Real Properties is based in Wilmington, NC with a firm focus on multifamily real estate development and acquisition opportunities. Over the past 27 years, Real Properties, and its affiliate companies, have developed a wide array of multifamily, residential and commercial properties. We have established a long track record of producing profitable and dependable communities with a concentration on urban apartment projects with street-level retail to enhance the tenant experience. We pride ourselves on developing communities that rhyme and contribute to the rich fabric of existing neighborhoods. Real Properties has a long and distinguished history of creating significant value for its acquisitions and developments through strategic operational and capital improvements over its ownership period.
Matt Scharf
Founded Real Properties in 1994. Oversees all aspects of strategy, business development, asset management and capital deployment. Crucial to the business model, Matt spends a lot of effort to develop the right team for each project including banking, finance, construction, legal, architectural, engineering, and management to name just a few. Matt continues to works collaboratively with his team, clients, and end-users to develop innovative, community-driven, and transformational projects.
Active in the community, Matt has served and contributed to boards in Wilmington including Historic Wilmington Foundation (HWF), First Bank (local advisory board), Historic Preservation Commission (2006-2012), Cape Fear Academy Trustee, Friends School of Wilmington Trustee, Affordable Housing Coalition, Cape Fear Land Trust. In 2012 Matt was the recipient of the Lifetime Achievement Award for Historic Preservation from HWF.
Growing up in Charlotte, Matt graduated from the University of Georgia (BA-Speech Communication) in 1993. He moved to Wilmington in 2003 living in Ponte Vedra Beach, FL, and Asheville, NC respectively. He and his wife Loulie have 2 children.
Jay Dilley
Jay Dilley joined the Real Properties, LLC family in 2020 as the Office Manager/Project Manager. He is overseeing many exciting new real estate development projects as well as a large portfolio of rentals.
Jay graduated from Vermont State College with his bachelor’s degree in Business Administration. After graduation he moved to Phoenix, Arizona in 1997 for a position with American Express, a fortune 100 company.
Jay later found his passion for Real Estate working for a California based company. He started as a leasing agent at a large apartment community and worked his way up to Property Manager. After managing communities for several other companies, Jay started his own real estate investment company that rehabbed properties and sold for profit. He has also owned an apartment building in Vermont.
In 2010 Jay and his family moved to Wilmington, NC in search of the perfect east coast college town located near the beach. He worked several years for a vacation rental company that managed over 200 vacation rental homes. Before joining Real Properties, LLC Jay was the Director of Human Resources and right hand man to the COO of a local women’s fashion company for 9 years.
